Zoning OKed for Kwanlin Dün First Nation’s complex

A McIntyre Drive property now has the zoning to allow for a proposed office and community gathering space on the site.

City council approved third reading of the zoning change from FN-FP Future Planning to FN-PS Public Service at its June 25 meeting.

The Kwanlin Dün First Nation is proposing to use the 11,000 square metre vacant lot for a new building.

Design details are expected to be released at a later date through the design and building process.

While a public hearing on the rezoning was held last month, the city received no submissions on it.

In an earlier presentation to council, Mélodie Simard, the city’s planning and sustainability manager, told council that the FN-FP zone was put in place to protect land until more planning could be done to determine the right zone for a site.

“McIntyre contains a significant amount of land zoned FN-FP that could eventually be developed, including the subject lot,” Simard said.

“KDFN has determined that a mix of public services is the best use of land through its own internal planning process.”

The FN-PS zone provides a designation “for public and privately owned facilities of an institutional or community service nature.”

It’s typically used to allow for government buildings and services.

“The proposed development will add institutional and neighbourhood amenities to the area,” Simard said in her earlier report.

“The lot is located on McIntyre Drive, which is a collector road that is designed to accommodate a traffic level higher than what it currently experiences.

“As such, the development is not anticipated to generate traffic-related issues. McIntyre Drive is also serviced by a city bus route, making it accessible for transit users.”

Coun. Samson Hartland was absent from the June 25 meeting.
