The Yukon Party continued to roll out its election promises today with a plan to address housing issues.

“A Yukon Party government will be a government for all Yukoners to foster success across the entire territory,” said party leader Currie Dixon.
“Unlike some places in Canada, our lack of land availability is not due to a lack of raw land or space. It is the lack of political will; the Yukon Party team is ready to take action for a change to make life more affordable for Yukoners.”
Dixon said the shortage of affordable housing has caused a strain on young families.
Seniors on fixed incomes are struggling with rising monthly costs, and businesses are suffering, as it is difficult to recruit and retain employees if there are no affordable housing options.
“For years, the housing market and lack of affordable housing has kept the dream of homeownership out of reach for many Yukoners, and this reality has been holding back our economy,” he said.
“A Yukon Party government will work with its partners to focus on land development and availability across the territory to address this issue, unlock the territory’s potential, and make life more affordable,” Dixon added.
“Addressing this issue cannot be done alone. It needs to be done in concert and collaboration with First Nations, municipalities, and the private sector.”
To increase land availability for development, a Yukon Party government would work in partnership to address what the party calls an important issue by:
• Working with First Nations to create mutually beneficial agreements to make more land accessible for residential, commercial and industrial development.
• Working with Yukon to promote confidence and clarity in leased settlement lands as a viable development option.
• Releasing land to allow for private sector development.
• Working with the City of Whitehorse to plan for residential land development in Whitehorse beyond Whistle Bend.
• Working with the City of Whitehorse to provide a better variety of lot types, including country or rural residential lots.
• Working with the city to improve the accountability and transparency around the lot lottery process.
• Making more land available in all Yukon communities by working with municipalities and Yukon First Nations.
• Increasing the supply of recreational land available to Yukoners.
• Creating a “First Time Land Buyer” program to increase access to land for the next generation of Yukoners.
As noted by the 2017 Financial Advisory Panel: “A well-functioning housing market is an essential element of any successful economy.”
To implement measures to help address the territory’s housing crisis, a Yukon Party government would:
• Re-introduce housing programs that were cancelled by the current government, such as the First Time Home Buyer Program and the Down Payment Assistance Program.
• Review the size and purpose of the Yukon government’s involvement in the housing sector.
• Examine existing rent support programs to ensure they are meeting the needs of Yukoners and make necessary adjustments.
• Explore tax incentives to incentivize the construction of affordable housing.
• Work with Yukon First Nations development corporations to develop affordable housing based upon the successful model that has been used in Whistle Bend.
“The strained housing market is not confined to Whitehorse as it also negatively affects our rural citizens,” added Dixon. “In order for our communities to grow and succeed, we need to work with our partners to ensure there are accessible lots and houses throughout the territory.”
To achieve this, a Yukon Party government would:
• Increase private housing options in Yukon communities.
• Review the Yukon Housing Corp.’s role in rural communities.
• Explore tax incentives and grant programs to incentivize the construction and ownership of private housing in rural communities.
• Work with communities and financial institutions to review the availability of mortgages to Yukoners living in rural communities.

For 14 years the YP party managed the land subdivisions and availability at the behest of the Realtors in Yukon as rents rose and availability plummeted. Brad even canceled a low income housing project at the 11th hour to please his masters. Now they are going to solve the problem! Right!!

How exactly is Currie Dixon and the Yukon Party 'refreshing'? Have you really fallen for all of their political marketing which is attempting to rebrand them as some kind of new party?
I'll let you in on a little secret. Currie Dixon was a minister (who blessed us with the Peel plan that went to the supreme court) in the Pasloski government from 2011 to 2016. Also, 6 of his candidates were also ministers in the Pasloski Government. So the Yukon Party coming to power would be a step backwards in time. Literally the opposite of 'Change' or 'Refreshment'.

Wow. Currie was around when this 'problem' was starting to occur. His Party did nothing at the time. Actually set the ball right on tee for it to become what it is today.
It takes time to develop land in the Yukon, and since YP got voted out, that work began and is slowly bringing land on line.
And please all you folks who can't get your head around FN land and leases. That includes YP, they did nothing to help FN through this hurdle, as it's just a matter of showing folks that under lease a mortgage is the same as title. And it is something for FN's to pitch to their citizens which sounds crazy...what? We got land in our land claim, and now we are giving it away, again?
Folks moving here need to educate, don't get caught in the bull$&!t.

So let me get this straight. The Yukon Party, which created the housing problem over their 15 years in office prior to 2016 (to appease all their realtor buddies), wants us to put them BACK into power a few years later to fix the mess they created? And even though half of their candidates currently running, including their leader, were ministers in that government? hahaha wow. God I really hope Yukoners aren't dumb enough to fall for this.

Finally. Have you seen some of the terrible, ill-considered nonsense the NDP is "promising" and seen how out of touch the Liberals are? I have never voted Yukon Party but I am so disappointed in the Liberal Party. I am looking forward to seeing what this party can do, and look forward to Currie leading them. It's refreshing.

The only way you'll change the rate of land or the purchase price of homes is reduce the wage of government workers. Our market is artificially inflated because real estate shareholders aren't idiots.
"If the majority of home buyers/renters work for government what is their average wage?" - Ok, well now we have the number. Knowing that people are willing to sign up for a 12-20 year mortgage, how much can we charge for the house?
Let's say 90,000.00. The regular understanding is 28% of your wage should go to mortgage. So $25,200 - now let's multiply by a short mortgage of 12 years. The cheapest home that you'll find is $302,400.00
Now let's calculate a 15 year mortgage - $378,000
and finally a 20 year mortgage - $504,000
That means that the CHEAPEST house you're going to find (low end of the government pay scale is... dun dun dun. $375,000.00)
Rent is valued at around 30% of your income. So in a $90,000.00 income annual, rent per month should work out to be $2,700.00 a year or $2,250 a month. (Again, low end)
The Liberal government in the Yukon added 1024 government jobs. Basically the town of Watson Lake.
The lowest paid gov job is 90,000.00 a year (last I checked, that could be inaccurate, this is also based on a single income).
DINKS - "dual income no kids"
Now picture two people working for the government that make $90,000.00 a year and have no kids.
Double all of the numbers above. That's what's driving our ridiculous market.
Until the government lowers its wages anyone who isn't on the gov gravy train will continue to pay too much. Another way would be to stop hiring gov employees. Once they have homes, then everyone else has to be catered to.
But you won't get elected by saying that.

Land availability? Take back all the agricultural parcels that are not being utilized for agricultural purposes. Cleared fields don't count. It was a huge scam, and now certain well connected ag parcel owners want to be able to subdivide all of it and make a mint. Take it all back, compensate the owners on what they originally paid and then sell it in smaller parcels to Yukoners.

What about making the disciplinary process under the Legal Profession Act more robust?
Will the Yukon Party restore Yukoners' right to appeal the dismissal of a complaint against a lawyer at the first stage? You know, that legal right that Justice Minister McPhee stripped Yukoners of without consultation and without notice.
The disciplinary process managed by the Yukon Law Society, as a result of McPhee's betrayal, is anything but robust. It's a joke and a complete waste of time. How easy to dismiss a complaint against your buddy lawyer when you get to decide all by yourself if the complaint has merit and no one can challenge that decision in an appeal because our JUSTICE MINISTER herself stripped regular Yukoners of that legal right! Is this how justice is done in the Yukon? Or just under the Liberals?
The legal industry as a whole agreed to implement strong disciplinary processes for lawyers gone bad in exchange for the right to regulate their own. Does the Yukon Party endorse the one-man decision-making show without provision for appeal that currently exists? OR will they go to bat for Yukoners and restore the legal right to challenge the dismissal of their complaint at the first stage of the process so Yukoners can be protected from rogue lawyers?

I understand under the UFA the FN's cannot sell land for title hence they have to lease which is very problematic. Can the Government and FN's make an amendment before a judge of the like to allow FN's to sell their land for title? Not sure why this cannot be discussed.
