Whitehorse golf course is up for sale
The Meadow Lakes Golf & Country Club is up for sale for $1.6 million.
The Meadow Lakes Golf & Country Club is up for sale for $1.6 million.
Owner Jeff Luehmann said today he’s selling because he’s tired of competing against government and public money used to support the Mountain View Golf Club.
“It is just that simple,” Luehmann told the Star. “I am not going to compete with YTG anymore.”
Luehmann went head-to-head in the public with Mountain View and the Yukon government a couple of years ago after he learned the government paid $750,000 to the non-profit golf club in February 2011 to buy back land it had leased to Mountain View in the first place.
Luehmann said he is selling the 20 hectares (50 acres) and the buildings, but not the equipment used to maintain the nine-hole golf course.
He emphasized he is not selling a golf course; he’s selling the land and buildings.
He would, however, certainly entertain offers to buy the equipment.
If and when the property sells, the Meadow Lakes golf course would cease to exist, even if the buyer was planning on continuing on with a golf course business, he said.
Asked about the possibility of turning the land into some sort of residential development, Luehmann said it would be extremely difficult – maybe not impossible, but extremely difficult.
He pointed out the land is currently zoned commercial-recreational, so an amendment to the Official Community Plan would be needed, which would require full public scrutiny and review.
There’s a creek running through the property which would require setbacks among other things if a residential development were proposed, he said.
Luehmann said perhaps it might be suitable for a modest development of country residential lots some day.
For now, though, he’s not going anywhere, and Meadow Lakes will continue on until the property is sold, he said.
Luehamm said he’s just had it with seeing public money going to his competition.
Grants from Lotteries Yukon may not be official Yukon government money, like the $750,000 to buy back the Mountain View land, but it is most certainly public money, he said.
He said he’s looked but can’t find another non-profit golf club in the country that receives public lottery money to compete against privately-owned clubs.
Meadow Lakes doesn’t have access to Lotteries Yukon money if it needs to buy a $10,000 piece of equipment, Luehmann pointed out.
He said Mountain View, furthermore, is using the $750,000 from the land deal to leverage more money from Lotteries Yukon.
“I have just had enough,” he said.

The man is a businessman and feels slighted by governments. His layout is not regulation....so what....go out there and enjoy the challenge...and that course IS a challenge...daily players are not PROS..just out there for the fun. Everytime I play that course, I totally enjoy it but a lot of times it kicks me where it hurts...fewer balls in my bag! The views from most TEE boxes are equal or better then any other course I have ever played in Canada or USA.

Yukon lotteries funding a non for profit golf course to the tune of $600,000 plus $$$$$$
In addition to the the land buy back at $750,000.00 .... Seems like a lot of public money going to Mountainview , if operating a golf course is so lucrative , why the on going infusion of public money into Mountainview ?

Sick of the BS here on Jul 15, 2016 at 6:19 pm
I'm getting so sick of hearing how some people get life handed to them here in the Yukon. Isn't this similar to what went on at Yukon Gardens? Whatever happened to the show gardens? Only the profit centers remain. That land was also divied up and sold as lots. Hey Jeff, he even got a street named after him. You might want to do that before you let it go. If you are not Yukon Party, then get to the back of the line. There is no pot of gold for you!

My god, I hope every life time member takes this clown to court. First the government gives him the land, then he gets them to change zoning so he can make residential lots, and make millions from that... Now he's establishing a basis to destroy what's left of the course to build more lots. Yes, government subsidies have to stop.

Jeff probably found out he would have a too much work to do to get lots on the course. The golf course is not a regulation course so if a person wants a proper handicap it has to be at mountianview also there are no golf pros there for lessons.
He got his land for a song, didn't build the full course, made a bundle on the lots, now knows if he sells life time members would have to go after the new owner for their money and Jeff smiles all the way to the bank. There are Yukon party members that have his memberships. He also does not have yearly memberships one can buy. So bottom line is mountianview and his course are really not in competition.
But other non profit organization can pay directors lots of money and get government funding don't see any complaining about them. That is my rant.

I think that mountainview golf course should not worry about Jeff's commitment made to lifetime members. He got property for a song and has done nothing but exploit for his own personal gain.

From the wording in the above statements Jeff is totally planning on leaving lifetime members high and dry.

If Jeff had openly supported the Yukon Party or got a seat on the hospital board the outgoing government would have found a way to support his golf course.

Ok, there was the whole land deal, but he does have a point, there was the whole Yukon party gov bail out of Mountain view that never did get explained:

To be fair, maybe Meadow Lakes should have gotten some of that good gov cash too eh?

What a joke got all that land for free and sold it all to make houses...... Life time members get their money back?
Maybe mountain view will buy it with some of the $750,000 and he can just move on some place else !

Hahahaha....that was a funny rant. So the gravy of selling lots is gone and now the whining begins until that 50 acres is broken into lots as well. Nice try....maybe you should consider selling the equipment with the land.

I absolutely agree with Jeff. Enough is enough..... The Yukon Government needs to stop throwing money at every special interest group it can even when it means competing with the private industry. Maybe the hospital could have used that 750k?! But no.... Let's give it to a game for well off folks. Good god

I totally support Jeff on this one. If he sells his lifetime members can play at the other course.
They can get a government grant to transfer their lifetime memberships to the other golf course. With around a billion in transfer payments I am sure the money will be there.
Think many people are just jealous of Jeff's success.

Agreed, and those residential lots are likely some of the most expensive ever sold in Whitehorse. Literally million dollar homes on them.
Flash forward 5 years when the golf course hasn't sold and he is applying for rezoning.

Don't cry too much Jeff.. you did buy land (that was supposed to be for a golf course) at a discounted price and then turn around and use half of it to put up a subdivision. I'm sure you made out ok on that one.
