New lots in Whistle Bend are closer to opening up after city council approved the subdivision for the next phase of the new neighbourhood.
Council was unanimous in its support for the subdivision at its meeting Monday night.
The city had previously approved the subdivision. That approval, however, expired in December, before the work to register the subdivision with land titles officials was done.
"To ensure the continued development of Whistle Bend, the Yukon government is requesting that a new subdivision approval be issued for the remaining areas of phase 1 on the west side of Casca Boulevard, Keno Way, Olive May Way and Tarahne Way and the sanitary sewer force main right-of-way,” notes a summer 2012 report to council.
The subdivision will be subject to the city's 10 per cent Public Use Land Dedication, which sets aside land or cash-in-lieu for public land use
Development Cost Charges will be collected by the Yukon government when the land is sold, then transferred to the city.
The charges for multi-family lots will be collected when the building permit application is made and the exact amount of those will depend on the number and type of units proposed.

These lots are too expensive and not appealing. The development costs are an indication there is a disconnect re the developers and the market. Leaving all that knowledge you possess re Land and it's development on the bench.

Well, actually... The sewage lift station wasn't engineered deep enough, so the sewer lines came up above grade, so they had to bring in millions of dollars of fill to bury them. However nobody want's to build on fill in a wasteland with no trees or vegetation. It will be a dust bowl for years to come.
Someone should be accountable for this cock-up that's wasted the taxpayers money.

Pretty hillarious! Nothing but a bunch of Monday Morning Quarterbacks here patting themselves on the back and looking into their crystal balls. Oh! The wisdom oozes here! This is a great spot to see our colourful five percent vent about stuff they have no idea about.

The Government was pressured to get the lots in WB to market as fast as possible. I imagine that a lot of job managers overlooked certain things in order to expedite things which I am sure the bosses in gov wanted. Now unfortunately work had to be done that uprooted a lot of the vegetation in the area. Remember they had to bring in truckloads of fill to change the slopes so that your future basements wouldn't flood...
The vegetation in Whistle Bend will grow back and I am sure that people will buy into the area. I would myself but I am not in a position to purchase and build perhaps in a few years that will be a different story.

Wasteland Bend, another ghetto in the making. Nobody wants to live there unless it's 'free'.
Just recently the City got more funding to keep the 'planners' who created this mess on staff, and matched the 'YTG gift' with your CoW tax dollars; another 1.2 million down the drain.
Your hard earned tax dollars are being squandered by those who know what's best for you.

Well your going to anywazz. This disaster they call Whistle Bend...will be more of an EPIC fail than it currently is. Only fools will buy there IMHO, the nobles to deminish their shame of having a 30 egg omelet hanging off their faces...will PEPPER that area with yup...SOCIAL housing!
YG and the CoW will work together adding assets for Yukon Housing corp and probably INVENT a similar corp for the CoW to build more homes that only they will own.
Mark my words folks they will carry on using your money to build their assets to house those folks that cannot seem to find their own rentals/ownership for a myriad of reasons...I will not get into at this time. Remember the absolute and EPIC stupidity in Riverdale with their "Single Mom condos"?
I sure do it was only a few years ago. Anyone that thinks that was a good idea in this day and age of PC inclusion will do damn near anything else even stupider...YES it is possible.
