Northern Vision expands its real estate holdings

Northern Vision has purchased the old Canadian Tire store, and plans to have new retailers in there by next spring, says the company's chief executive officer.

Northern Vision has purchased the old Canadian Tire store, and plans to have new retailers in there by next spring, says the company's chief executive officer.

Rich Thompson said this morning Northern Vision negotiated the purchase in late August and early September, with the deal officially to close in December.

Northern Vision, Thompson said, recognizes the vacant building needs work.

"So we will certainly be renovating and modernizing and bring it up to standard,” he told the Star. "It's a great location.”

The purchase is a good fit for the company's portfolio, as it already owns several commercial properties in the vicinity, he said.

Thompson said Northern Vision, for instance, owns the Yukon Centre Mall where the territorial liquor store is located, the Easy Home building across the street, as well as the Domino's Pizza building next door to Easy Home.

"We are already talking to people,” he said of the recruitment process to find interested retailers. "We have a lot of plans right now.”

Thompson said the purchase does carry a handful of stipulations, such as prohibiting a sporting goods retailer who would compete with Canadian Tire, and grocery store, as the Loblaws chain has an affiliation with the property.

How many retailers Northern Vision expects to attract at this point is pretty much a guess, the CEO said.

"It might be as small as one if they want to take the whole space, but it's more likely it will be three or four,” said Thompson.

"There is 54,000 square feet, so there is a lot of space.”

Northern Vision also owns the Gold Rush Inn, the High Country Inn, and is the developer behind the new Titanium Way industrial subdivision in the Marwell area.

The building along Ogilvie Street across from the Qwanlin Mall opened around 1980 as the new Hudson Bay location, and was sold to the Canadian Tire chain in 1992.

The amount of "consideration” identified on the land title indicates Canadian Tire purchased the property at the time for approximately $3.5 million, and still holds the title.

Thompson said Northern Vision is not disclosing how much it is paying for the structure.

Canadian Tire moved from the location into its new, much larger store at Chilkoot Way in the spring of 2007.

The land title indicates Loblaws still holds a caveat on the property, dating back to December 1978.

Others caveats going back to 1978, which were registered by KD Properties Ltd., Isaacs Pharmacy Ltd. and Kelly Douglas and Company Ltd., were all discharged on July 3.

It is really unfortunate that a Ron a or Home Depot aren't "allowed" in Whitehorse for threat of competition. I miss the quaintness of Whitehorse but certainly NOT the monopoly mentality of some of the businesses up there. A Costco would be more of a threat to all stores more so than a competitively priced builder supply store. Thinking out loud here... from experience conducting the City of Whitehorse telephone surveys to residents... the answer to the question "Would you support a big box warehouse store if built in Whitehorse?" Well, the ACTUAL responses for MY calls were a resounding YES. Me thinks a new MAYOR and hopefully a FRESH NEW REBUILT city council will get with the times without jeopardizing the character of Whitehorse. And for those that are not so close minded....they know both can be accomplished.

This will be a very interesting election and hopefully will bring change to Whse yet be able to keep the same character. It CAN be done....a challenge yes....but can be done!

I do not think Whitehorse needs any more over priced privately owned SPECIALTY stores with a "food court" in the middle. Second Ave is "Fast Food Row" already!

At one point their was talk of a Rona/home depot going in the empty lot behind Home Hardware. Though I think that probably got shot down cause Canadian tire had a hand in that.

Check the crack in the roof that goes across the parking lot, the last earthquake to shake Whitehorse was not benign.

No Home Depo or Rona. Anything that competes with Canadian Tire or SuperStore can't be built there. If NV is so great they would put some type of gaming center to give kids a reason not to prowl the streets. I know when I was growing up here, arcades kept me out of trouble. But this would involve common sense. Something people don't seem to have nowadays.

Home Depot or Rona would need much more serviced space than what is available in Whitehorse. I do wish we could see something like that though....

Jackie, it is not a North/South thing. It is the ability to have choice which would hopefully bring up the quality of service as well. If you have the extra money to fly out whenever you want to shop, good on you. Personally, I would prefer to support people in my own community.

Jackie, years ago we had a mall full of independent stores, a vibrant main street, an Eaton's and a Bay. So - don't know what you are talking about saying we shouldn't be like the south? It would be nice if we just got back to ourselves!

If you prefer the empty, unsafe, drunk-infested community we are becoming, maybe it is you that should get on the plane and take a few of these folks with you!

Lived there for 40 years...is it me or does anyone else think it is time for a Home Depot or Rona up there? Decent customer service....great prices....and A SELECTION!!!! That seems to be lacking more than a food court

Isn't this the same development corp that tore down an entire neighbourhood around Riverside? In the middle if a housing crisis? A neighbourhood that is still just the remains of driveways, basements and empty lots?

Lived in Whitehorse during the late 50's at Canadian Forces Base on top of the mountain!I Currently live in Ontario, but remember Whitehorse as my most favourite life experience! Shout out to the Perry family if they still live there, played together on hockey team! He was high scorer one year, broke a leg next year, so I was high scorer! We used to play Mission School which were great competitors! I remember all nice people, paddle boats dry docked, old copper mines & US citizens visiting their new state! Great Town you had, I'm sure can return to that era, stay small & country like,i t's your value & attraction! Oh ya, remember Diefenbaker visiting when I lived there! Gees, I miss you guys & the Yukon!

We don't need southern standards here. No wonder Whitehorse is going down the toilet. Everything has to be compared to southern jurisdictions. Want that southern feel? Air North has daily flights.

The sooner the better. Although I think there are a lot of great businesses downtown I avoid that area at all costs since I frequently end up getting a parking ticket for being 3 mintues late on a 2 hour metre. If I owned a business downtown I would be asking COW to pull the metres as this is great for COW business but not very good for merhcants in that area as 99% of the people I talk to avoid downtown because of prowling Bylaw officers and the COW happily making lots of money off Yukoners (not people with outside of the Yukon plates which Bylaw officers have direction NOT to ticket).

New business or established business can only be good for Whitehorse.

Personally..I'd like to a bunch of small business all around the outer walls and a food court in the middle!!!

I'd also like to see some of the businesses from the downtown core that I'd like to shop at move to a place that offers parking. There is simply no parking downtown.
