Lots to go from $104,000 to $175,000

Developers of a private country residential subdivision have started putting lots on the market ranging in price from $104,000 to $175,000.

Developers of a private country residential subdivision have started putting lots on the market ranging in price from $104,000 to $175,000.

Mark Radke, Raven's Ridge developer, said in an interview this morning he and partner Erik Nyland began selling lots a week ago with seven of 18 lots, ranging in size from 0.5 to 1.7 hectares, spoken for.

Raven's Ridge is a development near the Fish Lake Road located behind the Miles Canyon Historic Railway Museum between the McIntyre marsh and the Mount McIntyre ski trails.

'We've actually started selling lots a week ago, a week ago Saturday,' Radke said.

'We've entered into a contract to purchase. That commits us to selling and the purchaser to buying; it's pretty standard.

'We've never even advertised,' he said explaining that buyers have been approaching the pair for the last several years.

Radke said he and Nyland will not be able to transfer title to the properties to the new owners until construction has been completed this spring.

He said substantial work on the road going into the area has been completed and most of the survey work is done.

'For the next stages, we'll have to wait for spring,' he said.

Radke said the property will also be subject to FireSmart requirements, with the part of the work being completed by the developers and part by the new homeowners.

'You can't really do all of it until you find out where the house is going to go.'

Raven's Ridge is privately titled land which sits on the city's two original mining claims, the Copper King and the Copper Queen, and includes the McIntyre marsh in the title.

Radke and Nyland have given the marsh back to the city.
