A land lottery specifically for builders and contractors will be held for single-family residential lots in Whistle Bend left over from last Wednesday's draw.
John Cole, the manager of the client services for the Yukon's land branch, announced Friday afternoon the draw will be held next week, though a specific date hasn't been set.
Of the 90 single-family lots available in last week's open lottery for phase one of Whistle Bend, 25 were taken.
Colin McDowell, the director of the lands branch, said today officials have not determined if all of the remaining 65 single-family lots, plus any that get turned back from last week's draw, will be available in the lottery for builders and contractors.
Any lots left over after next week's lottery would likely become available for sale over the counter following the 14 days builders will have to enter into purchase agreements with the Yukon Housing Corp.
The residential lots taken last week ranged in price from $112,701 to a high of 177,249, the most expensive lot, and one-of-a-kind in phase one, as it's more than double the size of almost all the other lots.
Of the remaining single-family lots, most are priced between $112,000 and $130,000, plus the GST and a $3,500 fee to the city to cover the development cost charge.
A handful of smaller lots are selling for under $110,000, some of them for $104,725.
Under the lottery process, buyers must enter into a purchase agreement with Yukon Housing no later than 14 days after the draw.
Buyers must put up 20 per cent of the lot price, all the GST and the city fee.
One of the lots selling for $118,853, for example, would require a 20 per cent deposit of $23,770, $5,942 in GST and the $3,500 city fee, for a total down payment of $33,212.
Purchase agreements with Yukon Housing provide the buyers with up to five years to pay off the land, based on five annual payments of equal amounts.
The rules of the lottery, however, require winners to have completed their house within two years.
Another 82 single-family lots are scheduled to be available next fall with the completion of phase two of the Whistle Bend development. There are eight development phases.
All seven duplex lots were taken last week, many of them by contractors, for prices ranging from $157,226 to $167,282.
Another 26 duplex lots are scheduled for phase two.
