Fish Lake Road lot rezoning bid bound for public hearing

City council has passed first reading of a bylaw to rezone a property on Fish Lake Road.

City council has passed first reading of a bylaw to rezone a property on Fish Lake Road.

It appears, however, that council members will need more information before they move any further on the rezoning.

Erik Nyland of Ravens Ridge Developments is applying to have the 2.3-hectare property rezoned to Country Residential 1 from Future Development.

That way, he can build a home as well as a secondary building on the site.

At Monday evening's meeting, however, councillors Florence Roberts and Betty Irwin brought forward concerns about the proposal.

Roberts, who spoke first on the matter, said she has an issue with the potential impact the electrical servicing could have on McIntyre Creek. The power line is set to cross above the creek to the Raven's Ridge neighbourhood.

Irwin then echoed Roberts' concerns, stating as well it would be worth it for members to go visit the site in light of the steep slopes which prevent vehicles from entering anywhere but the west side.

While Irwin was willing to vote in favour of first reading, she said she wants more specifics on how the development would impact the creek.

Brian Crist, the city's director of operations, confirmed staff will look at it, but the specifics of the electrical servicing will be up to Yukon Electrical Co Ltd.

Coun. Ranj Pillai noted too that while he would support first reading to get the process started, there's still a lot to consider about the impact it could have.

The approval of the bylaw's first reading means there will now be a public hearing. Residents will be able to bring forward any concerns about the rezoning to council at its Sept. 10 meeting.

A report on the hearing will then come to council the following week, with second and third readings expected to occur Sept. 24.
