Council advised to approve housing incentive

City administration is recommending council approve a housing incentive for a proposal to build three six-plexes on Olive May Way in the Whistle Bend subdivision.

Under the city’s Housing Incentive Development Policy, housing projects are eligible for the incentive if the density is at least 50 per cent greater than the minimum density allowed.

Administration is recommending the proponent receive an incentive of $39,300, which is the amount of the development cost charges that would be applied to the project.

The incentive works out to be $2,185 per unit, Pat Ross, the city’s manager of land and building services, told council at its meeting Monday evening.

“This development meets the minimum density threshold requirement required to be eligible for an RCM2 Development Incentive and conforms to all city zoning regulations,” says the administrative report prepared for council.

Ross noted the proponent has already been given a development permit and is ready to commence construction at 190 Olive May Way.

Each of the three buildings will have six, two-bedroom units.

Council is scheduled to vote at its meeting next Monday on the recommendation to approve the housing incentive.

The incentive is there, they followed the rules. It's not really news, and it's not much money. The developer is picking up cash that the city put on the table.

I do agree though that incetivizing density should not be necessary. Most developers want to be able to build as much as they can on a lot because that's going to return profit. I don't know why the program exists.

@ Fringe; Not to worry, while we wait a couple of decades for COW to deal with Whistle Bend traffic, perhaps we can suggest they build the new City Hall in WB. That would cause the rush hour back log to be in opposite direction and rest of us can sit back and listen to City employees complain! It's not just the route you mention either; many exit WB and use Wann Rd to avoid Mountain View but that route adds to the Holy Family school morning congestion as parents drop off children.

Wow, I guess my voice-to-text decided that I didn't mean the things I actually said at the last minute. Wow.
I said, "can't they incentivize by reducing a lot prices?"

This is why affordable housing can never come about, because if anything moves at all, contractors need to be given access to pull out a profit of resale over and above their labour and materials.

It's a guaranteeing a middleman on land sales looks like corruption to me, but what do I know? I just think everyone deserves a place to live without insurmountable barriers.

Am I missing something? Kansas City incentivize by reducing lot process?

This is just an redistribution of municipal revenue to contractors.

Is the city considering any upgrades to the road infrastructure (specifically Mountainview Drive) to handle the volume of traffic? The traffic flows in this town are getting worse and if you continue to add more dense housing in Whistlebend you are going to continue to increase the amount of traffic. I honestly feel a bit bad for Porter Creek commuters as they line up to que through one of the many roundabouts with the Whistlebend traffic only for all of us to creep down Mountainview at a snails pace. In winter conditions, the traffic backs up all the way to the Whistlebend/PC roundabout, and our neighbourhood isn't even fully developed yet. Any thoughts on increasing traffic flow and maybe making Mountainview Drive something more similar to Hamilton Boulevard?
