City administration is recommending council approve the subdivision provided owner Allen Olson meets four conditions that:

the $1,250 development cost charges are paid to the city;

a cash-in-lieu payment be made for the required 10 per cent Public Use Land Dedication that would equal 10 per cent of the land value of the 2.24 hectares being divided into two separate properties;

the workshop currently located on one side of the property be removed; and
-
a utility easement be granted to the Yukon Electrical Co. Ltd. between the two proposed properties.
A report presented to council at Monday evening's standing committee meeting notes the proposed site off the North Klondike Highway would be divided into a 1.22-ha parcel and a 1.02-ha property.
Currently zoned Country Residential 1, both of the new lots will meet the minimum size requirement of one hectare parcels under the zoning and each of the sites will have to meet the minimum six-metre setbacks.
One parcel will keep the existing mobile home and log cabin, although the zone only allows for one dwelling on the site.
The cabin is a non-conforming use and would remain so after subdivision.
The other proposed lot, meanwhile, has the workshop which is only permitted with a permit.
"The applicant has indicated that the workshop will be removed from the subject site," reads the report.
"Not removing the workshop would create a non-conforming structure within Parcel A, therefore it will be a condition of subdivision approval that the workshop be removed or relocated off of Proposed A prior to final approval of the subdivision plan."
Council will vote on the subdivision at its regular meeting this evening.
