City releases Takhini North lot packages

Prospective new residential property owners in Takhini North will know later today how much they can expect to pay for the new lot they may be eyeing up in the redeveloped neighbourhood.

Prospective new residential property owners in Takhini North will know later today how much they can expect to pay for the new lot they may be eyeing up in the redeveloped neighbourhood.

The city is scheduled to release its lottery package for the residential lots.

The release comes a week after it put out the bid packages on the two larger lots in the neighbourhood zoned for multiple housing at 46 Normandy Rd. (minimum bid $250,000) and the mixed use commercial/residential lot at 10 Rhine Way, which has a minimum bid set at $175,000.

Prices (including the GST) for the lots available through the lottery are set to range from $93,765 to $114,345 for properties zoned for single-detached homes.

Duplex sites will range from $168,420 to $184,800, but prospective property owners won't know the exact price for each property until the lottery packages are released.

"We're optimistic that they'll sell right away,” city planner Mike Ellis said Friday. He recalled the popularity of the seven Grove Street lots the city released in a lottery during the summer. A total of 158 people applied to purchase the properties.

At that time, though, no other new lots were on the market.

This time, the city lottery will happen on Oct. 19, two weeks after the Yukon government holds its lottery for 40 new residential lots in Ingram, the new subdivision next to Arkell.

Packages for that lottery were made available to the public earlier this month.

Questioned what kind of impact the Ingram lottery will have on Takhini North sales, Ellis commented: "We've been kind of wondering that ourselves.”

Based on the work the city has done in its review of the Official Community Plan and other initiatives, Ellis said, the demand seems to be there for the new lots in both neighbourhoods. So it's still expected that the new properties will be sold quickly.

"But, you never know,” he added.

There's been a steady stream of phone calls from people wondering when the Takhini North lots will be available, said Cathy Small, the city's subdivisions and lands co-ordinator, who's been fielding inquiries on the matter .

"It seems fairly popular,” she said.

Since the summer lottery for the first of the new properties in the neighbourhood, there have been many calls coming into the city from residents wondering when the next lots in the neighbourhood will be available.

Many have also told her they're keeping a close eye on the city's website for information.

The site – www.city.whitehorse.yk.ca – will be used to make the lottery package available today. The packages were also set to be available at the Municipal Services Building on Fourth Avenue near Ogilvie Street.

Applications for the lots are being accepted until 4:30 p.m. Oct. 15, with names being drawn Oct. 19.

Bid packages for the two larger lots, meanwhile, are available at city hall on Second Avenue. Any bids must be in by 2 p.m. on Oct. 8, and will be opened an hour later.

Information on the Ingram lottery is available at the Yukon government web site – www.gov.yk.ca – with the deadline for applications set for 4:30 p.m. on Oct. 4. The draw will be held the following day at 2 p.m. in the Elijah Smith Building.

Prices on those lots, including the GST, range from $81,208.05 to $116,736.90.

Meanwhile, the four duplex and nine multi-family lots for the new neighbourhood will go through a bid process with the same deadline as the applications for the single-family lots.

The bids will be open four hours before the lottery at the Elijah Smith Building.

The duplex lots have minimum prices from $149,752 to $154,876.

Townhouse sites – which would have between four and six townhouses – range from $181,849 to $300,615.
