The average price for a house in Whitehorse last year was $676,700.

That represents an increase of $31,700 or 4.9 per cent compared the average price of $645,000 in 2021.

The fourth quarter real estate report for 2022 was recently released.

Excluding the country residential properties, the average price for a house in Whitehorse was $651,500, representing an increase of $20,000 or 3.2 per cent compared to $631,500 in 2021.

There were 326 sales of single-detached houses, including country residential in 2022.

That represents an increase of 20 compared to the 306 transactions in 2021, the data report.

The real estate report notes there were 247 condos sold last year compared to 181 in 2021.

The average price for a condo in 2022 was $444,000 – a decrease of $19,600, or 4.2 per cent compared to the average of $463,600 in 2021.

The number of duplex sales totalled 38 last year, compared to 39 in 2021.

The average duplex price was $516,700, representing a rise of $4,100 or 0.8 per cent compared to $512,600 in 2021.

The total value of commercial and industrial sales last year was $32 million, representing a substantial decline from $48.3 million in 2021.

The number of commercial and industrial transactions totalled 41, down from 58 in 2021, says the report.

There were 166 real estate transactions in Whitehorse in the last three months of 2022, representing a drop of 23 compared to 2021.

The report notes the average number of sales in the fourth quarter over the previous four years was 167.

There were 63 single houses sold in the fourth quarter, down seven from the average of 70 in the previous five years.

There were 74 condos sold in the last three months of 2022. That represents an increase of 15 more than the average number of fourth-quarter sales over the previous five years.

There were six duplexes sold – one side only – in the fourth quarter, down 10 compared to the last three months of 2021.

There were three mobile homes sold in the fourth quarter, down six from the nine mobile homes sold in the fourth quarter of 2021, says the report.
